The Imaginate Group has grown organically since 2005 investing in rental real estate and primary transportation financing.
Currently managing $6.5M in assets, with $3.1M in debt, and $1.1M in initial investments by partners, the Group is well positioned to take on $1M in secured debt/equity investments in 2011 to fuel growth to double it's assets within the next 2 years.
The current portfolio includes rental real estate holdings in MD and IL, with an annual gross comfortably exceeding 15% of assets, and an average annual cost of debt of 5.5%.
The Group's next goal is to grow the $300k in primary transportation loans to $1.5M, at which point the asset is bankable, and there will no longer be a need for private investment in this particular market.

Additionally, the current real estate market allows for very attractive acquisitions in the same territories as the group has already invested, at lower costs than has already proven profitable.
To take advantage of these conditions, the Group would like to take on an additional $1M in debt collateralized by already profitable real estate investments at a base rate of 4%, with expected returns of 10-15%.
